Our History - Coverage Area
Atlantic Homes began on the island of Martha’s Vineyard to fill the gap between existing stick built construction, which had become priced beyond the reach of many Vineyarders, Islanders and summer residents alike and the existing modular homes, many of which were priced affordably, but lacked the quality, features and custom flexibility that many customers sought.

The product proved so successful that Atlantic began a satellite operation in Needham, MA to serve the residents of Greater Boston, providing the same quality and service to customers in Greater Boston.  With 2 offices to serve you we now proudly offer coverage throughout Eastern Massachusetts.

A word about Pricing
“How much does a house cost ?”
This is by far the most common first question we are asked, and it is a good one, but also the hardest to answer, right off the bat.
It is like asking “How much does a car cost?” Which one? Lexus? Kia? What type of options?..

Without knowing anything about what you want us to build, it is impossible to answer this question accurately.

Moreover each project takes on its own unique challenges as far as sight work, permitting, etc. so that the final cost becomes a combination of the fixed known items like the building itself, and the variables. Another common question is “how much per square foot?” Again a fair question, and one that is easier to answer, but can lead to misleading comparisons due to the way some builders might answer you.

Consider: a 2,000 square foot house, with a 10 x 40 farmers porch, a back deck, 2 car garage, paved drive, nice shrubs, and brick walkways.

In other words a fairly typical turnkey project. Well if you ask builder A and he says $125.00 per square foot, he is likely talking about just the building. If you ask builder B and he says $175.00 per sf, you may think, wow builder B is more expensive, but he may be quoting you the project So it is important when discussion price per square foot to define whether it is the project or just the building.

After more than 20 years of doing business, we like to think we have learned a few things.

Pricing in the construction business is the one area that I believe causes the most anxiety. Builders like to be coy about pricing, clients never seem certain of what they are getting. So, we have decided to adopt an open pricing model, one that is fair, allows us to earn a profit and put you in complete control of the budget.

Our pricing and method of doing business is simple and straightforward. We charge 20% over cost PERIOD...no gimmicks, no games. You purchase a home from us, we will charge you 20% over factory invoice. No hidden costs. You see copies of all invoices to us.

We will be pleased to answer any preliminary questions about the process by email or 15 minute telephone consultation.

Our Fee Schedule

Preliminary telephone consultation - no charge

Project discussions, feasibility / planning / design - $100 per hr

Preliminary plans - $3,500.00 (based on 2,000 sf home, otherwise more or less)

House Delivery & Set - 20% over invoice for building and related expenses

Ongoing consulting to homeowner GC - $100 pr hr, as much or as little you require

This fair honest straightforward approach cuts down on stress, worry and uncertainty...and should result in you saving tens of thousands on your project.

I encourage you to gather your facts on modular, do your preliminary research and get pricing from others. When you are ready to proceed with your project and want to be treated fairly, give us an opportunity to bid your job.

Buildings start at about $125 per sf. Turnkey costs start at about $175 per sq. Do it yourselfers can save quite a bit. Projects can also go $50-$100 more depending on what you are looking to do - upgrades, garages, porches, architectural detail, tile work, landscaping all add to the cost and of course are more expensive than a simple box shape.

This business model does not support endless preliminary discussions about the modular process or the building process in general.
